Jarrell Properties Inc. plans to move its Spotsylvania County office to a waterfront property in downtown Fredericksburg. The real estate development and management firm will within the next couple of months start renovating the property at 1005 Sophia St. (pictured here) into a two-story office building that it hopes to occupy in late 2011 or early 2012, said company chairman James E. “Jim” Jarrell Jr. The firm wants to add a second-floor balcony overlooking the Rappahannock River; it will need Architectural Review Board approval for that and the sign. Hand Construction Inc. will be the general contractor.

An LLC affiliated with Jarrell Properties bought the roughly 3,300-square-foot Sophia Street building in May from Kraig S. Sullivan. Jarrell Properties now operates out of 9064 Courthouse Road in Spotsylvania’s courthouse area. The Jarrell, Hicks & Sasser law firm will remain in that building. Jarrell noted that the new location is close to the downtown homes of both himself and his son, Jarrell Properties President James E. “Jay” Jarrell III.

The property at 1005 Sophia St. was most recently home to the Riverside Salon & Spa. That company, which is owned by Sheila Harris, is now located less than a block away at 105 William St. and has changed  its name to Petite Retreat.
