Brookwood, a planned community of 203 lots that was approved by special exception in 2005, is coming soon to Caroline County.
“Construction will hopefully start within the next 30 days,” said James Jarrell of developer Jarrell Properties Inc. “This is an approved project that we’ve had for quite a few years that we’re bringing back.”
The community is located at the intersection of U.S. 301 and Edwards Road, just south of the town of Bowling Green. Construction was slated to begin in 2007, but was halted due to the recession.
“We’ve been waiting for the right opportunity since then,” Jarrell said.
He said a national builder has contracted to purchase all 203 lots, which range between 7,000 and 10,000 square feet.
According to the terms of the approved special exception, at least 10 percent of the dwellings must be affordable housing. Jarrell said he believes that minimum percentage will be surpassed.
“That’s very much a requirement of ours and at this point, we think we’re going to exceed that,” he said.
Jarrell Properties is also the developer of Ladysmith Village in Caroline.
The county’s 2030 comprehensive plan identifies Brookwood as being located “within the primary growth area designated as low density residential (with a density of one to four dwelling units per acre).”
